“Should I wait for interest rates to drop before buying?”

The #1 question every real estate professional has heard from buyers over the past three years. Institutional buyers aren’t hesitating, they have been scooping up single family homes at record pace, regardless of rates.

While higher rates reduce affordability, fewer buyers in the market = less competition. That means you can negotiate, avoid bidding wars, and potentially secure a property below peak market prices.

Here’s our professional advice. Instead of trying to time the market, focus on what you can control: neighborhood research, financial readiness, and having a strong pre approval. Rates may come down in the future and refinancing is always an option.

We had a client purchase a multifamily property in Brooklyn for $800k in 2021, and today it’s worth about $950K-$1.1M. That’s a 26.7-30% increase in just three years, well above the typical pace.

On average, U.S. homes appreciate around 3–5% per year, depending on the market.

The barrier to entry will only increase as time goes on.

There are now 36% more sellers than buyers, the widest gap we’ve seen since 2013.

I personally feel this shift every day. A few years ago, buyers were rushing, competing, and stretching budgets. Today, they’re walking into open houses knowing they can pause, ask questions, and negotiate.

For sellers, it’s a different story. Pricing too high, skipping staging, or ignoring market signals? That can mean weeks of silence instead of offers.

Rents are high, but affordability is not uniform.

In 2024, there were approximately 4.06 million existing homes sold in the U.S., the lowest number since 1995. Also only 683,000 new homes sold. These figures were impacted by high mortgage rates, record high home prices, and a limited supply of homes available on the market.

Micro neighborhoods, pre war co-ops, and apartments just outside transit hubs often offer better value. Understanding these trends gives renters and buyers an edge.

While the median rent for a one bedroom is hovering around $4,995, many renters don’t realize how hyper localized the market is. A few blocks north or east from prime neighborhoods can save you $200–$500/month.

Midtown East vs. Murray Hill, for example, can look very different in terms of value.

Flexibility in neighborhood choice is the #1 lever renters have right now. If you’re open to multiple zip codes, you’re most likely to get the best deal.
