JUST SOLD | 59 John Street, 7G

Multiple offers don’t happen by accident.

Before 7G ever hit the market, we staged it to make sure it showed at its absolute best. Then we launched with a thoughtful marketing strategy, pushed it across social, and showed it relentlessly—creating the kind of traffic that ultimately led to multiple offers and a successful sale at the $550K asking price.

While other listings in FiDi have initiated multiple price drops or came off the market entirely, our strategy and attentiveness ensured a happy seller with an outstanding result, in the shortest amount of time possible.

The details matter. The presentation matters. And being there to personally manage every showing, follow-up, and conversation matters.

That’s the kind of high-touch representation we believe every listing deserves, regardless of price point.

Thinking about selling in NYC?

We’d love to show you what that looks like.

Some homes have a story that can’t be recreated.

After more than 50 years with the same owner, 61 Pierrepont Street #24 came to market as part of an estate. Our job was to honor what made the home special while positioning it to achieve the strongest possible result.

With thoughtful staging and careful pricing, buyers immediately saw the opportunity. One came prepared to compete for it.

10 days on the market. Multiple offers. $200K over asking.

A meaningful handoff from one chapter to the next, and a reminder that the right strategy can create real competition without losing sight of the story behind the sale.

Alexa, play “Home” by Edward Sharpe & The Magnetic Zeros. 🤍

Congratulations to our buyer on closing on Residence 210 at 54 West 74th Street.

From Queens to the Upper West Side, this move is about so much more than a new address—it’s the start of an exciting new chapter. We’re so grateful to have been part of the journey.

Welcome home. 🗝️

If you’ve been hearing about NYC’s new pied-à-terre surcharge, you’re not alone. We’ve been getting a lot of questions.

The good news? Most homeowners won’t be affected.

The surcharge generally applies only to certain higher-value homes that are not used as a primary residence. Over the coming weeks, the NYC Department of Finance will begin sending determination letters to properties it believes may be impacted.

We’ve put together a simple overview of what the surcharge is, who it may affect, and what to do if you receive a notice.

Have questions? Comment “Surcharge” for a copy of our infographic or send us a message or reach out anytime. We’re always happy to help.

The stuff your NYC real estate team should be doing behind the scenes. 👀

Most of what actually makes a sale go well is the work you’ll never see.

The late replies, the problem-solving in real time, the strategy decisions that get made long before a listing ever hits the market.

It’s the kind of work that doesn’t fit into a single review or a thank-you text, but it’s what every smooth closing has in common. And it’s what separates the agents who close deals from the agents you actually want to work with.

If you’re thinking about selling and want a team who’ll show up that way for you, send us a message. We’d love to help.

There’s something special about getting the keys to a home you’ve been waiting for. ✨

We’re thrilled for our buyers, who just closed on 302 2nd Street, 4B—a home that checked all the right boxes in one of Brooklyn’s most sought-after neighborhoods.

Congratulations on this exciting new chapter. We’ll see you in the neighborhood!

There’s something about summer in Downtown Manhattan that never gets old. 🤍

One minute you’re walking along the Hudson at golden hour, and the next you’re catching an outdoor concert, grabbing dinner at a neighborhood favorite, or squeezing in a rooftop movie before heading home.

What surprised us most about living here is how easy it is to balance it all. The city energy is here when you want it, but so are quiet mornings with coffee, neighborhood parks, and the kind of routines that make New York feel like home.

It’s one of the reasons we love helping people find their place Downtown.

The NYC sellers who lose the most money usually all make the same mistake. 👀

Pricing feels like the part of the process you have the most control over, and in a lot of ways you do, but the wrong number out the gate can quietly cost you more than almost anything else.

The market reads a high list price pretty quickly.

Showings slow down, the home starts to sit, and by the time you’re ready to adjust, the buyers who would have paid your real value have already moved on to something else.

The strategy isn’t about going low. It’s about pricing in a way that actually positions your home to sell for what it’s worth.

If you’re thinking about listing and want to talk through what the right pricing strategy looks like for your home, send us a message anytime. Happy to walk you through it.

The thing nobody told us about living in Brooklyn Heights until we got here. ❤️

Most places make you pick a side, and the wild thing about life here is you actually don’t have to.

You don’t have to choose between sunset drives and golden-hour walks on the Brooklyn Heights Promenade (hello, skyline views).

You don’t have to choose between hyper-local summer plans that fill the family calendar (Brooklyn Bridge Park movies + waterfront events) and being minutes from everything NYC has going on.

You don’t have to choose between the slow Sunday morning kind of neighborhood (Montague Street coffee + a brownstone stroll) and a thriving food scene that’s literally winning awards (plus the cozy spots you’ll end up claiming as “your place”).

Around here, you really do get to have the best of both worlds.

The biggest things people get wrong when they move to NYC. 👀

Moving somewhere new comes with a lot of moving parts, and it’s easy to miss the stuff you don’t even know to look out for until you’re already settled in.

Most of the mistakes we see aren’t huge ones either. They’re little things that end up costing time, money, or sanity down the road.

But the great news is, all of them are avoidable when you know what to look for ahead of time.

If you’ve been thinking about a move and want to walk in with the full picture, we’ve got you.

Comment BUYER and we’ll send you our free NYC Buyer’s Guide with everything you need to know about buying here, neighborhoods worth exploring, and what to expect once you’re settled in.
