Today is a big day for me – I officially no longer have a W2 job and going full time into growing my short term rental investment portfolio and growing my Instagram account.

I'm so excited to take this leap and focus on building my own business and creating a life that I love.

It's not always easy to take the plunge and do something that scares you, but I know that this is the right decision for me. I've been working on my real estate investments and my Instagram account on the side for a while now, and I'm ready to give them my full attention.

The truth is I was laid off at my day job last Thursday. I am truly blessed to be in the position that I am in as many of my fellow colleagues who were also laid off are now scrambling to find a new job right as the holiday season is upon us.

I have worked extremely hard the last 6 years focusing on hitting financial independence so I would no longer need a full time W2. I crossed the point of financial independence a little over a year ago. The entire reason I have done this is now coming to fruition.

No matter what happens moving forward I can now make decisions that no longer depend on me thinking about money. My investments will pay for my lifestyle and I will continue to grow them for the long term.

I'm grateful for the support and encouragement of my friends, family, and followers. I couldn't have gotten to this point without you. Here's to a new chapter and the adventures that come with it!

Monthly update for June!

Turquoise is a 3/2.5 townhome in Kissimmee located near Disney.

I purchased this property for $180k in March of 2020 right as Covid hit. I wanted to purchase another type of property as Ol' Faithful was a 4/3 with a private pool.

Knowing what I know now I would stick to just 4/3 homes in Kissimmee with a private pool. This property still cash flows and is rocking and rolling.

Either way, here are the numbers for June!

Time to keep these short term rental properties rocking and rolling!

Monthly update for June.

Ol' Faithful is a 4/3 townhome in Kissimmee located about 15 minutes from Disney. It has a private pool and is located in a short-term rental community having an awesome clubhouse, tiki bar, movie theater, and other amenities.

I purchased Ol' Faithful in August of 2019 for $210k. Knowing what I know now, I would only purchase more properties in the Kissimmee area if they have a private pool. I also think 4 bedrooms is an ideal number.

I need to get another one!

I am not here to share the highs of the highs from my monthly reports. I am here to share actual numbers every single month. No sugar coating anything.

Monthly update for Angels Crest!!

Angels Crest is a 2 bedroom 2 bathroom cabin in the Smoky Mountains. The property sleeps 8 and has some amazing views and an awesome game room having a pool table, foosball table, and a basketball shooting thing.

I purchase this property in March of 2021 for $483k on a 10% down vacation home loan. I manage this property myself and have great team boots on the ground in the Smokies for both cleaners and handymen.

Mortgage, HOA, and Internet expenses are fixed amounts. The maintenance will shoot up in my July report as I just replaced the hot tub and costs me $6,500 for the hot tub alone plus installation fees!

Overall, very solid numbers for the beginning of SUMMER, and will take that cash flow!!!

Superhost 5 years running!
This journey all started with renting out one of my bedrooms in my primary home. This was in 2017.

I have since become financially independent through investing in short-term rental properties.

I do what I preach and preach what I do. I've been able to help hundreds of other investors begin their journey in short-term rentals and it is so exciting to see all of the results from people who have started their path to financial independence through short-term rental investing!

THE PROPERTY MANAGEMENT PORTFOLIO IS GROWING!!
About three months ago, I only had three investor properties. One of the goals I want to accomplish in 2022 is to add more short-term rentals to my personal portfolio and my investor portfolio!

It's crazy! After putting in so much work and effort, we went live just a few weeks ago with three investor properties from my mentorship program and the NEW service that I am offering to anyone who wants to get in the game of STR!!

1. Setting up and implementing automation systems.
2. Ensuring you have a good checklist per part of the Airbnb.
3. Finding cleaners, finding handymen, setting up automation tools, and coaching on how to use those tools.
4. Listing the property, obtaining tenants, managing and maintaining the Owner's property.

First few weeks after going live and we are getting this cash from Blue Sky Bungalow and Houston TX mentee! I am excited to update you on the CASH we are getting for the full month of July and we'll definitely update you! I am excited to complete the listing and integration of couple more properties that I will add to my investor portfolio!!!

BEAR'S VIEW JUNE NUMBERS ARE IN!! I just spent $34,800 to replace the deck and I am pumped to see these bookings coming in for Bear's Views!!

Bears View is a 2 bedroom 2 bathroom cabin in the Smoky Mountains. The property sleeps 10 and has some amazing views with an awesome fire pit area to hang out with family and friends.

I purchased this property in April of 2021 for $460k on a 15% down conventional home loan (yes I am paying PMI). I manage this property myself and have great team boots on the ground in the Smokies for both cleaners and handymen.

Overall, very solid numbers for June, and will take that cash flow!
