I so appreciate I have Central Park as our backyard! This iconic spot was taken at The Ramble, a 36-acres mini forest inside the Park.

Here’s what happened during Manhattan’s third quarter of 2024:

"The Manhattan market is finally showing signs of a comeback, with demand indicators improving for the first time since 2022. We saw a rise in both closings and signed contracts, and deals are moving faster—marketing times are the quickest they've been in over two years. It’s clear buyers are re-engaging, but value remains top of mind with price per square foot continuing to trend down for the sixth straight quarter.” - Pamela Liebman, Corcoran’s President & CEO

🌳The Manhattan market is making progress and for the first time since 2022, demand’s key indicators all improved in 3Q 2024.
🌳Although sales firmed up over the last three months, pricing continues to reflect how important value is to today’s buyers.
🌳Demand growth continues to outpace new listings: about 3,450 residences hit the market this quarter, an uptick from 2023 but 20% fewer than an average third quarter.

~ The Corcoran Report 2Q2024 Manhattan ~
Here’s what happened during Manhattan’s second quarter of 2024:
✅For the first time since rising mortgage rates upended the market in mid-2022, Manhattan closings and contracts improved on a quarterly and annual basis.
The number of sales rose about 1% annually and 34% quarterly to about 3,150 closings.
✅After nearly two years of falling inventory, listed inventory in Manhattan is slowly climbing too.
Active listings rose for the second consecutive quarter, up 3% annually to 7,539 units, just above the ten-year average.
✅Manhattan prices fell across-the-board for a second consecutive quarter, which hasn’t happened in seven years.
More significantly, average price per square foot fell annually by double-digits for a second straight quarter, down 10% to $1,671, similar to figures last consistently seen in 2015.
