Contract volume was down while YoY in November while prices are up.

Seasonally, this fits the usual late-fall pattern following a busier October, but its also worth noting that 2024 was not a particularly robust year compared to others.

Buyers are more selective, sellers with quality product are still clearing at solid prices, and policy headlines around rent freezes, rent stabilization, zoning reforms and litigation are heavily influencing sentiment.

The luxury market (4M+) in Manhattan is poised to have its best year since 2006. logging roughly 1,300+ contracts so far in 2025.
