There is no exact answer but contracts signed this week were down by 16. This week there were 17 contracts, the previous week, 33.

Signed contracts $5M+ this week:
14 condos, 2 co-ops, and 1 townhouse.

Avg asking price: $8.7M | Median: $7.2M |
Total volume: $148M

Avg PPSF: $2,656 | Days on market: 94 |
Avg discount: 0%

Qualified buyers are moving. As we have seen, the luxury segment continues to reward well-priced, well-positioned product.

The luxury market continues...
Contracts at $5M and above showed solid activity, with buyers still willing to step in when a property is priced with today’s reality in mind.

This week 13 contracts were signed with 4 condos, 7 coops, and 2 townhomes. The previous week, the same number (13) were signed.
It’s a reminder that well-positioned luxury homes continue to draw serious buyers—provided they show value and present well from day one.

Mid-August Market Report: The luxury market in Manhattan continues with 15 deals signed this week. Including a major trophy property in the West Village for $87.5M.

A cluster of ultra-luxury closings pushed the average asking price to its highest level this summer despite a slightly lower median price. Thus reflecting a wider spread between trophy and mid-tier luxury deals.

A few highlights:
~Condos dominate activity
~Activity was evenly split between Downtown, Upper East Side, and Upper West Side
~Days on market ticked up slightly, suggesting buyers remain deliberate despite headline-grabbing deals.

This represents consistent momentum with strong townhouse activity, multiple contracts in North and Northwest Brooklyn, and modest pricing shifts week-to-week.

Average asking prices ranged from $3.21M to $3.83M, with DOM ranging from 73-119 days.
