As someone who's managed rentals for 10 years, I have a track record of always getting paid. I'm proud of that, and I know it's because I take the screening process very seriously.
Here are the 5 most important things I consider when qualifying a prospecting renter:
1) Income: I want to make sure my renters can afford the rent. The household income should be at least 3x the monthly rent or 35x the annual rent.
2) Credit score/landlord payment history: A good credit score shows that my tenant is responsible with their finances. I like to see a score of at least 680 + 6 months of rent receipts.
3) Criminal background check: I always run a criminal background check on my renters. This helps me to protect my property and my other tenants.
4) Bank statements: How liquid are they? If they were to lose work, would they still be able to pay rent?
5) Pet policy: If you have a pet policy, make sure the tenant understands and agrees to it.
While the above are certainly not foolproof, it definitely lessens your chances of non-payment or an eviction.
