Wow!!!! The day has finally come. This one has to be probably one of my most special ones so far. I want to give a huge congratulations to Masuma on purchasing her dream home. She came to me a year ago, she had absolutely no clue about buying a home, she felt lost, and scared but knew she had a goal. Masuma is a single mom of 4, living with both of her parents as well in a 1 bedroom (WAS LIVING!!…🤩) That’s right… 7 people in a 1 bedroom. She also works 4 jobs, doesn’t drive, and takes care of her family to the fullest. Her drive motivated me to do better. Multiple deals fell through, the finances became hard on her, things got tough, and she tried giving up multiple times. I didn’t let her . I stuck with her, kept being there for her, and I made sure the job got done for Masuma and her family because I knew how badly she wanted this which only drove me to go harder. This is a huge accomplishment, and I’m happy I was able to be part of her journey. Enjoy it to the fullest! Not only did we get to help Masuma and her family but as a result of this purchase we were able to donate to Queens Together once again . Thank you again! 🙏🏼❤️

Condo Vs Coop

➡️When you buy a Co-op, you’re not buying real estate in the traditional sense — you’re purchasing shares of a corporation, and it’s the “co-op” that owns the building.

➡️A Condo, on the other hand, is a private residence in which you own the unit, making it true real estate.

📌Condos are more expensive than Coops. They are generally newer and have more amenities
📌Down Payment for most Coops are 20% down. For a condo, you can put as low as 3% down
📌Coops have a rigorous board application process. Buyer rejections are common
📌Coops include your utilities and taxes in the monthly maintenance. Condos you pay for taxes, common charge and utilities separately
📌Coops have strict sublet rules. Most of them don’t allow it

I want to congratulate Mohammad and his family on the closing of their first property. I met Mohammad last June at an Open house. He came to me with no direction, but had one goal, which was to help his family with their dream of ownership. We sat down over zoom and discussed his options. At the time he lost his job due to covid. It was very stressful for him because he couldn’t get a mortgage because of it. He was discouraged and decided he didn’t want to buy anymore. Fast forward 8 months, which I stayed following up with him monthly… he finally got his job back. I sat him down with one of my lenders and we were able to get him approved. Fast forward 4 months from there, we finally closed on his beautiful family investment property. I’m super proud of you guys! The lesson to learn from here is everybody is at a different pace. Some people will buy right away, some people take 6 months, 1 year, 3years. Don’t look at it as a sale , I look at it as a long lasting relationship. Not only did we help Mohammad And his family find their dream home but as a result we were also able to donate to Queens Together an organization that supports local businesses in need of the Pandemic.

Preparation before, during, and after a bidding war is essential for your home buyer client.
The low inventory and demand driven by low interest rates means that multiple offers are almost a given in most real estate transactions.

Here are 6 tips you can help you ensure that you come out ahead.

#1 | Prepare your clients in advance: Have an honest conversation upfront and make sure your clients understand the process they’re undertaking. Managing buyer expectations is essential so that they can effectively prepare for the requirements of a hot market.

#2 | Ensure your client is pre-approved for a mortgage: One of the most important factors in determining which offer to choose will be the strength of the buyer’s financing. Before they began, each buyer should be pre-approved for a mortgage loan

#3 | Provide a clean, attractive offer: Putting an offer on a house can be complicated and stressful, especially for first-time buyers. Make sure its strong

#4 | Understand what a win looks like for the seller: If possible, figure out what the seller is hoping for and craft the offer around his or her needs and preferences.

#5 | Help buyers broaden their outlook: Help your buyers think about ways that they can broaden their search, including looking in a new neighborhood or considering a fixer-upper. Make sure that they understand that they may not get everything on their wishlist.

#6 | Follow up : Its important to stay on top of everything. Always show the other side that you are super committed and always stay updated.

#7 | Help your clients recover and regroup: If your buyers have been through multiple bidding war negotiations and still don’t have the home they want, they’ll naturally begin to lose heart. Provide perspective and a listening ear.
