Rental Market Tip #3

In NYC, most buildings have a requirement that you must annually make, on average, 40x the monthly rent. For example, if you are looking to rent a $2,000 a month studio, to qualify you need to make at least $80,000 a year. A note, if you are living with roommates, most landlords will take the combined annual income for a unit.

You must show your gross annual income when applying to an apartment by providing two recent pay stubs as well as a letter of employment on company letterhead. This letter needs to include salary and duration with the company most times. You should gather this information as soon as possible as it gives you a “prepared advantage” when it comes to applying. You can apply right on the spot whereas someone else might have to wait for HR to send their letter.

Broadway is back! The city is feeling more and more like itself with the addition of returning and new Broadway productions. With COVID safety protocols in place, it has never felt better to sit in a Broadway house again. The safety protocols include audience members needing to show proof of vaccination/negative COVID test in addition to wearing a mask to performers and crews going though COVID testing multiple times a week.

With an entire industry starting back up, it encourages surrounding ones to return as well. You can catch a great dinner around Midtown before making your way to your show. You can stay at a wonderful hotel while visiting for the show (and for me to help you find your apartment out here).

I have worked with new talents writing the next hit show toTony Award Winning Producers. All those ideas need a safe space to create and that's where I step in. I will find that playwright's home to write their next show, the actor who needs a safe haven after performing 8 times a week, and the producer who is making sure it all runs smoothly.

You Should Work with a Real Estate Agent in the Rental Market!

I strongly believe in working with a real estate agent in the rental market to represent you, the renter! While going on Streeteasy is a great source to find listings and a place to start, you want to make sure you have someone in your corner. On Streeteasy, all those listings are represented by a listing agent. They represent the landlord and their best interests. Who’s representing you?

On the surface level, getting a real estate agent to represent you, there is an extra set of eyes going through the apartment, staying in constant communication with the listing agent, and making sure that all application documents are turned in properly.

Here are some more reasons to work with a rental real estate agent:

* NYC rental market moves quickly, an agent can help make sure you have your entire application together, understand the market, and assist through the application process
* Avoid a rental listing scam! An agent can pick up on any listings that look suspicious.
* You don’t live in NYC yet! I have done this with several clients to go preview or FaceTime them in to view the apartment. An agent can be your person on the ground and help you secure your new home from across the country.
* Agents can negotiate on your behalf! This could be due to something they saw on the showing that needs to be fixed before move in to seeing if they can get you a month free of rent.

The rental market right now is ON FIRE! There are bidding wars, low inventory, crowded open houses, and places rented same day they are listed. One way to get ahead of the game, and something I strive for with my clients, is being 120% prepared.

Preparation means having all of our application materials ready to turn in on the spot. I work to get the application before we even view the unit as well. To be prepared for an application, you need to collect the following:

* Letter of Employment stating salary and duration with company. This should be on company letterhead. This is to prove that you meet the 40x monthly rent income requirement (this can be combined if you have roommates most times).
* Two Recent Bank Statements
* Two Recent Pay Stubs
* Previous Year’s Tax Return
* Vet Records if you have pet
* Housing History (not all ask, but good to have ready)
* Be Ready to write checks for deposit and first month rent.
* Message me if you have or might need a guarantor for more details about that!

In addition, sometimes it is good to include a letter about yourself and why you want that apartment, especially if there is a bidding war on the unit. This has potential to offer a slight edge over any other applicant.
