Just closed Unit at 40 Clinton Street, Brooklyn Heights for $450,000 — my 4th sale in this building, plus multiple rentals.

Even in top‑tier locations, obstacles can come up. In this case, active construction caused hesitation and limited buyer confidence. With the right strategy and creative workarounds, we navigated the challenges — and secured terms that will save my buyer thousands over time.

🏡 💰I just closed on a sale in Brooklyn Heights this week with extremely qualified buyers but the building had work being done that preclude it from qualifying for a conforming loan.. Our lender fortunately had the flexibility to move to hold in their portfolio and we were fortunately able to keep our below 5% rate. This is why I think it is worth it to learn about portfolio loans, a type of home loan where the lender keeps the mortgage in-house rather than selling it in the secondary market.
