This home in the Soundview neighborhood of the Bronx has recently had repairs done to the roof. This area of the roof is known as “valley,” where a significant amount of roof leaks occur. There is never a 100% fix to a leaking roof. Only patch jobs that will eventually degrade. The only surefire fix is a new roof. In this situation, there were no signs of water infiltration on the Sheetrock below the patch, but was it painted over?

At this one story colonial home in Throggs Neck, The Bronx, leaders/downspouts have been removed or empty directly onto a concrete porch. The dark spots on the concrete indicate that water is pooling in this area. This will lead to water seeping into the wood sill plate of the home, eventually causing rot. It was recommended to the homebuyer that leaders/downspouts be installed to break through the concrete and extend 6 feet away from the house to ensure proper irrigation. .ny.local @ Throggs Neck
