Buyer activity is picking up, with pending home sales rising 3.8% in May and nearly 5% compared to last year. Existing-home sales also posted one of their strongest gains in recent years, suggesting renewed momentum in the housing market.

Luxury homebuyers across much of the U.S. are gaining negotiating power, with many high-end properties selling below their asking prices. According to Homes.com data, the majority of top publicly listed home sales in major metropolitan areas closed at discounts, ranging from small reductions to nearly 50% below list price.

Cleveland recorded the steepest discount, while Las Vegas and Tampa also saw significant price cuts. Los Angeles had several luxury homes sell below asking price, although it still tied New York City for the highest-priced sale at $35 million.

San Francisco was the notable exception, with several homes selling above asking price amid strong demand fueled by AI-related wealth. One property sold for 89% more than its listed price after just 10 days on the market.

Overall, the data suggests that while luxury sellers in many markets are adjusting expectations, select cities continue to see strong competition for premium properties.
