Time to revisit buying?

Manhattan rents hit their third-highest level on record at the start of the year — up nearly 8% from 2025 and more than double the annual inflation rate.

The median rent in the borough was $4,695 last month, down $55 from November's record high of $4,750, but up 7.9% from $4,350 in January 2025, according to the latest report from Douglas Elliman and Miller Samuel. New Yorkers signed 5,010 new leases in the borough, up both annually and monthly, while the listing inventory dropped to 7,965 apartments, down from 8,161 in December and 8,781 in January 2025.

The rental squeeze shows no signs of easing across New York City, with demand surging and inventory shrinking as prospective buyers stay put until mortgage rates drop significantly.

"After a robust period of rising rents in 2025, the first month of 2026 was just a continuation," said Jonathan Miller, CEO of Miller Samuel and author of the report.

Miller added that he's not anticipating the strain to ease anytime soon as Wall Street and housing experts are forecasting mortgage rate increases to hover around 6% a month for the rest of 2026, with the Federal Reserve likely making only one or two interest rate cuts over the next 10 months.
