I studied architecture before real estate, and his work showed me how exciting reinvention can be. I still carry that curiosity into what I do now. My absolute favorite is the Bilbao museum.

⭐ Shortened by the Thanksgiving holiday, Manhattan recorded 19 contracts at $4M and above. This is 10 fewer than the previous week, yet still above the 10 year Thanksgiving week average of 17.

🏆 Top Contract of the Week
The number one contract was Residence 61A at 53 West 53rd Street, asking $23,290,000. The condo spans 3,670 square feet with 3 bedrooms and 3.5 bathrooms. A corner 39 by 24 great room and a 31 foot primary suite look directly over Central Park.

✨Hope everyone had a wonderful Thanksgiving break.
Today I want to take a moment to thank my boys. Healthy, smart, happy, kind, interesting, determined and disciplined... the list goes on forever. I look at them sometimes in awe and wonder who raised these amazing human beings. I feel so fortunate to be surrounded by them every day.
My last birthday was truly unforgettable. I came home late, not expecting anything, and when I opened the door my oldest was standing there, back from college as a surprise. Then the boys took me out to our favorite restaurant for the first time in my life. They treated me with their hard earned money. When I returned, a cake was waiting in the fridge and gifts were set on the table. I honestly couldn’t ask for more.

Condos continued to lead the market with a 22 to 5 advantage over co-ops, with 2 townhouses in the mix. Sponsor units made up half of all signed contracts.

🏆 Top Contract of the Week
The number one contract was 32A at 220 Central Park South, asking 39M. The residence spans 3,703 square feet with 4 bedrooms and 4.5 bathrooms. A 42-foot living and dining room, the primary bedroom, and a second bedroom all overlook Central Park. Happy Monday and here is your luxury market snapshot for the week 👀✨📈

In the $4M plus category, Manhattan recorded 25 signed contracts last week. This was 16 fewer than the previous week. Condos continued to lead with 17 deals, followed by 4 co-ops, 1 condop, and 3 townhouses.

⭐ Key Takeaway
Last year’s weekly average was 25, so the overall pace remains steady.
Even with last week’s slowdown, the luxury market has already surpassed the total number of contracts signed in all of last year. The 2024 total was 1,295, and we have already reached 1,326 year to date. If this continues, 2025 is on track to become the second strongest year for luxury sales since tracking began in 2006.

🏆 Top Contract of the Week
The spotlight goes to PHC at , asking $24M. This newly built penthouse spans 5,472 square feet with 6 bedrooms and 6.5 bathrooms. The 27 x 27 living room with a fireplace, the formal dining room, and the kitchen all face Central Park. In the $4M+ luxury segment, 41 contracts were signed last week in Manhattan, up from 37 the week before.

Condos continued to lead the way, followed by co-ops, condops, and a handful of townhouses. It also marked the fourth consecutive week of 30 or more signed contracts, the strongest stretch since May.

Despite all the chatter about Zohran Mamdani’s win and its supposed impact on real estate, 24 of the 41 contracts were signed after his victory. As the Olshan Report said, perhaps it’s time we all take a deep breath and watch how the market actually digests NYC’s new political shift.

The duplex spans 5,139 sq ft with soaring 26 foot ceilings, 4 bedrooms, and 7 baths, featuring dramatic views of the Hudson River and the city skyline. In the $4M+ luxury segment, 37 contracts were signed last week, up from 31 the week before.

Over the past three weeks, Manhattan has seen 98 contracts signed compared to 71 during the same period last year.
As the Olshan Report aptly put it, “Which prompts the question: Why haven’t the Mamdani winds of change impacted the luxury real estate market as many have been predicting?”
