Value Alert: Midtown (Hell's Kitchen and surrounding)
Wandering through Times Square and areas surrounding it, I realize that tourists ARE BACK!

The cafes, bars, parks and especially traffic has returned to almost pre-pandemic levels. Midtown was hit pretty hard from Covid with empty offices, broadway and streets which lead to nothing around there being "maintained".

Domestic tourism is booming and it's estimated that 8 million foreign visitors will come to NYC this year. Office workers are fighting the return with only 8% back full time but approx 40% of workers have returned to the office "regularly". I anticipate this number to slowly continue to rise, as will residential real estate nearby.

School is ending and summer is quickly approaching.
For Buyers = Value Maximization time!
Typically this is when many NY'ers leave the city for extended periods of time to cool off (so less active buyers).
For buyers in years past, summer meant opportunity! Currently we have sales inventory on the upswing compounded with less than 1% vacancy rates on the rental market.

The transportation system in New York City is a network of complex infrastructural systems! Taxis (and Uber/Lyft) are a popular way to get around the city with residents and visitors alike. However, it can be challenging to find when the weather isn't friendly, but if you need to get somewhere fast you can wave one down.

The New York Metropolitan Transport Authority (MTA) operates a fleet of thousands of buses in the city, and covers 322 routes! The fares for standard and express buses may vary. Another popular way to get around New York is the subway. This is a great way to get around AND avoid traffic. With 472 subway stations, the New York City subway is the largest subway system in the world measured by total number of stations!

Other common ways to get around the city besides public transport is driving, walking, and we can't forget the eco-conscious and ever increasingly popular - biking! Every method gives you a very different experience of NYC!

Owning real estate is a way to build your net worth over time. As interest rates are rising compounded with rental prices in NYC SKY ROCKETING, it's worth looking at the positives and negatives of both renting and buying.

There are many advantages and disadvantages between renting vs. buying. Buyer closing costs in the city are high, but so are rental broker fees and moving. If you are mentally ready to call a single apartment your home for 5 years, then buying might be for you. If you enjoy moving to different neighborhoods every few years, renting is a better financial decision.
