最近我們 PowerHouse Team 成交了一個非常有代表性的案例,戳破了許多屋主最大的誤區:“價格掛得高,才能賣得高。”
事情是這樣的:
一开始,这位屋主坚持把挂牌价定在明显高于市场水平的区间,理由很简单:不想错过任何可能遇到“真爱买家”的高价机会。
结果呢?
表面上看起来房子很受欢迎,有人看、甚至有出价,但作为专业经纪人,我一眼就看出了本质问题:来的根本不是目标买家!🙅‍♀️
真正熟悉该区域、且有心购买的精准买家,心里都有极明确的预算区间。一旦挂牌价高得离谱,他们连看都不看就会直接跳过。

刚刚和经纪人聊到一个很现实的案例。

有位客人,三年前手上已经有 $600,000,当时其实可以买到大约 $1,200,000 左右的房子。

结果一路看到现在。
