HOMEBUYERS BEWARE! If you do this, the ghosts of your past might come back to haunt you...

Ok a little dramatic, but in all seriousness, try to avoid maxing out your budget when purchasing your home.

Borrowing the maximum amount of money for a home loan leads to higher financial risk as your monthly payments will be higher.

If your financial situation changes you could fall behind on your mortgage payments.

It's better to be safe than sorry!

The rumors are true... Being a homeowner isn't always rainbow and butterflies BUT the pros will always outweigh the cons.

However, my job is to keep you informed so let's get into it.

There are a few homeowner expenses that you never would have to pay as a renter:

-Property Taxes-
Ah, the dreaded taxes that you have to pay on your property every year... Expect to pay 2-8k every year depending on your home's value.

-Homeowner's Insurance-
There's no getting out of this one if you are financing your home!

-Maintenance & Repairs- Unfortunately, you won't be able to call the front desk of your apartment complex to come fix your dishwasher anymore. This one's coming out of your pocket!

-HOA fees: This will only be applicable if you live in a homeowner's association, but the fee's usually come with upgrades such as amenities to use!

Yes, the expenses can be a buzzkill but just remember buying a home is an investment!

Are you down with the Real Estate Agents? Get down with the lingo and impress any agent you talk to, heck maybe you'll be able to sell me a house one day (kidding, don't take my job)

Here are 5 terms that will benefit you when buying or selling:

Days on Market (DOM): The number of days a property is actively listed (beware of properties that have a high DOM number)

Comparative Market Analysis (CMA): Prepared by agents, this is a thorough analysis that determines the value of your home based on comps

Comps: Homes in a given area that have sold within the past six months that a real estate agent uses to determine a home’s value.

Buyer's Market: When there are more homes for sale than buyers, leading to homes sitting on the market for a longer time

Seller's Market: When there are more buyers than homes for sale, leading to bidding wars

October is the start of the holiday seasons to come and I couldn't be more excited. Who else is hitting the pumpkin patch today?

What better place to promote healing than in your own home?

Here are 5 ways to create a healing home:

1. Comfort: be comfortable in your home by adding more pillows, blankets, and soothing textures

2. Fuel: Fill your pantry and fridge with healthy and nutritious food that will keep you energized for the day

3. Nature: adding plants and other nature elements reduces stress and improves brain function

4. Mindset: add pictures around your home that make you happy or inspire you! Try making a vision board.

5. Hobbies: Take up inspiring hobbies in your own home like cooking, painting, or writing

Let's say the house of your dreams is pending, but the seller is taking back up offers. This is a very possible scenario in the seller's market that we're in today.

So the question of the day is, should I submit a backup offer?

You can either take your losses and hope to find another home that fits your criteria, or you can take a chance and be next up in line if the pending offer falls through.

You should only submit a backup offer if

-You're serious about the house and want to close on it
-Have talked to your realtor and understand the conditions of the offer (putting a deposit down)
-Are flexible with the timeline of purchasing a home
-Willing to let other homes go since you have an offer on this home

The good thing is, if the pending offer ends up closing you will get any deposit you put in back, and be released from the offer.

It may be the right choice for you, and something to consider if you are in love with the home!

We've all have been taught to not judge a book by its cover, yet we still judge a house by how it looks on the outside. We can't help it!

Did you know that 63% of buyers will do a drive by of your home after viewing it online?

and 66% of buyers say that curb appeal is a very important factor when home shopping?

It's no surprise that staging sells, and it can be beneficial no matter the price of the home!

A quick tip for those looking to stage their home themselves- try adding symmetry. People love having symmetry in everyday life as it gives them a sense of calmness and order.

Adding it into your staging plan will create a design that many will love and will want to copy when they move in! My favorite hack for the bedroom is to add two of the same nightstands next to the bed and two of the same lights.
