I help a lot of investors find properties that make sense. I ALSO help a lot of people find their first (second, third, etc.) home.

Hot Take: Finding a home is more than just the numbers. Yes, the numbers have to make sense in the end, and your professionals will be there to guide you through that, but if you find a special property that stirs your inner-child or inner-soul or inner-whatever — pay attention to that feeling!

Not everything has to match up on paper, and (minus location, location, location) you can typically make changes down the road if there’s something you don’t love right now. It can be very easy to ‘analysis-paralysis’ yourself, but sometimes it really is that if you get the feeling, you get the feeling!

(P.S. this can apply to finding the right rental, too!)

The weight of NYC’s buildings are putting downward pressure on the land they were built on. The UN predicts that the population in urban areas could increase by 68% by 2050, which means MORE buildings and MORE weight on the land — It will become increasingly important to take careful measures to ensure everyone’s safety.

Someone asked me about the protocol around rent renewal today. If you’ve been paying attention, you know there’s discussion about the maximum percentage increase allowed on a rent-stabilized apartment. Last year, landlords were allowed to raise rents 3.25% on a one year lease and 5% on a two year lease, which were already the steepest jumps renters had seen in a while. So what happens next?
