I got about chest high looking through the unfinished attic opening and all the way in. Besides all the previous water stains on the rafters, I located the chimney chase. There is actually a missing brick creating an opening through the chimney, potentially missing or deteriorated bricks on the backside, as well as missing and deteriorated mortar. Safety issues that need further evation by an expert. If there is a cracked or possibly non-existent flue pipe, this opening(s) could allow exhaust gases to enter the attic space which sits directly above the bedrooms.

A very old garage with extensive damage to its exterior. Rust and corrosion to the metal roof is evident in many areas. The entrance door & frame from the rear yard needs to be replaced (but the bricks are still useful😁) and.... well I can go on and on.. most importantly, the main wood column holding up part of the roof structure is short, not permanently attached, and undersized. The client believes in removing the structure, and I couldn't agree more..

Let's hit the highlights... the garage structure needs to be addressed. Maintenance has been neglected, and visible, obvious damage exists.. foliage is overgrown to the point that it looks like it's eating the garage 🤦‍♂️ exterior cement stucco issues, gutter and leader cleaning, wood rot around garage door, active moisture and leaking on joists and underlayment... and fix the window while you're at it....

If a gas appliance is disconnected from the gas line, the pipe or valve must be capped. This is a safety issue. Also, the gas line must be properly supported along the ceiling to prevent sagging or stress on the pipe joints.

In older homes that haven't been renovated, it is not uncommon to find ungrounded receptacles, especially in the floor. This house is vacant, but these locations usually are near, or under furniture. Recommend installing grounded receptacles with operable covers.

What do you even say to this??... on old issue apparently.. and the time has come to properly correct the foundation and beam/post situation. I walked through the basement with my client and calmly explained that an engineer should review the numerous conditions that exist. It looks as if concrete was poured in front of the original stone foundation and posts inserted. This is a fully detached home, and this condition was repeated on all exterior walls.

Older home with (what appears to be) a relocated heating system and hot water tank. The issues are in plain sight in regards to the venting of both appliances.. you can't have negative slope towards the chimney chase from the hot water tank; the larger btu appliance must be vented behind the smaller appliance (hot water tank should be the shorter run to the chimney chase); and a "Y" not a "T" connection should be utilized. The safety issue due to improper venting is exhaust gases/CO entering the home....

50/50... the receptacle was wired correctly and a GFCI was installed.. the other 50%... it may look neat, but flex duct piping is no longer acceptable for venting over a stove.. easily punctured, the ridges on the piping can trap and hold grease, etc, and smooth, rigid, B venting pipe is what you should see here..

Detached garage inspection... hip roof with two rafters showing significant splitting. Also, there were multiple areas where I could see daylight.. Yes, the planking is original and shows some previous moisture damage (new asphalt shingles installed)and tested dry. Overall, this garage needs some maintenance to the block walls and rafter repair/replacement.
