Most industrial owners are told full occupancy = maximum value.
That’s not always how buyers underwrite.
Long-term leases at yesterday’s rents can limit upside, and upside is what drives pricing.
I’m not saying vacancy is good.
I am saying lease structure matters more than most owners realize.
