For some buyer's they wanted some examples of how I might provide value and it wasn't hard for me to give them examples - but it wasn't until the recent rule changes did I put pen to paper and worked to define what precisely my services to buyers will include.

Congratulations are in order for my buyer at Claremont Hall.

A number of years back, Union Theological Seminary, an affiliate college of Columbia University, realized that it was going to need $150 million to restore and renovate it's Gothic revival campus in Morningside Heights, and the administrators turned to real estate developers for help.

The end result is a 41 story condo building with classroom space and 29 faculty apartments on the lower floors along with 165 market rate condominium apartments starting from the 10th floor. Since many of the buildings on the campus were landmarked- the developers clad the building in pre-cast concrete made to look like the historic limestone buildings surrounding it. The new tower was envisioned by Robert A.M. Stern- the same architect known for his luxury buildings such as 15 Central Park West and 220 Central Park South.

The building reclaimed the former community dining hall and repurposed the space to become the refectory swimming pool featuring the original Gothic windows, chandeliers, and ceiling timbers. In my own words, it feels like it's a refined version of an indoor swimming pool if it was inside of Hogwarts School in Harry Potter. The building's lounge and terrace overlooks Sakura Park and Grant's Tomb. All of the tower residences have views that include the landmarked Riverside Church, Grants Tomb, Sakura Park, the Hudson River, Harlem/East River and the Manhattan Skyline.

The building is also located in between Columbia University's main campus and their new 20 acre campus expansion in Manhattanville. My buyer is a student- and there is a study and a library - perfect for quiet study or classmate projects.

I love the building- and have wanted to sell an apartment in it since sales started around 2 years ago. My client got an amazing deal...and it already sounds like the family is considering an additional purchase in the city soon.

I had taken the summer off from the podcast, at least in part to work on some new episodes, but also to gain a little extra downtime. Aside some conversations, I haven't been actively promoting my podcast recently, but it's been an active period by listeners. In the last week I hit 100 downloads in a week- the best week I have experienced in a long time, despite my minimal promotion.

Harlem Stories is a podcast about the neighborhoods in Upper Manhattan. We discuss the history, architecture, the unique range of property types found in Manhattan and stories of interest relevant to these neighborhoods. I also have some buyer and seller related episodes- perfect to help understand some of the unique aspects of the Manhattan Real Estate market.

I am working on some fun stories to be released in the coming months. We will discuss the up's and tragic down's of the James Bailey mansion- the less visible partner of the Barnum & Bailey circus, Getting to Know East Harlem, Manhattan Valley & Bloomingdale- the northernmost neighborhoods of the Upper West Side, Tax Abatements and How I Pay less than $4/month in Property Taxes, and so much more.
