• 💵 Median Rent: $4,971 (= MoM | ↑7% YoY)
• 📝 New Leases: ↑5% YoY — still below historical norms due to tight supply
• 📉 Vacancy: 1.71% — below 2% for the 11th straight month
• ⏳ Days on Market: 54 days (↑26% MoM | ↑15% YoY)
• 📊 Pricing: All unit types posted YoY gains for the 14th straight month

💡 Manhattan’s rental market remains competitive with rents holding near record highs and inventory still extremely limited. Longer days on market, however, are giving renters slightly more breathing room heading into fall.

• 💵 Median Rent: $4,960 (↓1% MoM | ↑13% YoY)
• 📝 New Leases: 4,865 (↓3% MoM | ↓23% YoY)
• 📉 Vacancy: 1.84% — lowest August rate since 2019
• 📊 Inventory: 12 straight months of annual declines

💡 Manhattan rents remain near record highs, even as leasing slowed to the lowest August level in five years. Vacancy continues to tighten, keeping conditions competitive for renters.

• 🏢 Doorman units: $5,300 (↑6%)
• 🚪 Non-doorman: $3,995 (↑4%)
• 📉 Listings down 23% YoY
• 🔒 Vacancy: 1.87% — lowest June rate since 2021
 
💡 Inventory remains tight—especially in Manhattan, where landlords are adjusting strategies in response to the FARE Act.

It's time for 📊In June, Manhattan’s median rent hit a new record of $4,895 per month, rising 2% from May and 5% year-over-year. Rents in doorman buildings climbed the most on an annual basis, up 6%. Meanwhile, non-doorman units rose 4%.
