LMAO at all the landlords who got suckered by their attorneys into shelling out big $$$ for this pointless lawsuit. Forget that every time Rent Stabilization has been challenged they haven't come close to being successful. We'll take it to the Supreme Court!!!

These landlords are victims of their own hubris. Even when the writing was on the wall for reform in 2019 they refused to negotiate and adopted a "My way or the highway" stance and got their balls handed to them. They easily could have negotiated a better deal but they opted for Baseball Arbitration style with a ridiculous ask. Surprise, surprise, surprise.

And now they think it's believable to state they lose money by renting out vacant units. And of course when I point out facts, rather than making logical counterarguments I get called names (including anti-Semitic slurs) and have lies told about my professional qualifications - because that's what these type of people do.

In my continuing criticism of the botched rollout totally mishandled by New York State Office of Cannabis Management:

Maybe I'm wrong but I seem to remember a lot of chest thumping around "inclusion" and that these licenses were going to be awarded to People of Color who had previously been impacted by incarceration due to antiquated Cannabis laws.

Well take a look at this piece on NY1 where this "Angel Investor" basically is giving a big f**k you to the neighborhood, formerly incarcerated with drug issues, and basically anyone standing in between her and $$$$$$.

$50 to the first person who can accurately point out exactly where in New York State Lead Paint Law it states that all Rent Stabilized apartments need to be gut renovated on turnover.

My expectations:
- ad hominem attacks
- being called a "self proclaimed" expert
- being told that "I don't know what I am talking about"
- various inaccurate claims about my experience
- no actual facts or showing of what the law says

"When a dwelling unit changes tenants, owners are required under Local Law 1 to complete certain lead-based paint activities focused on making the unit safe for a new tenant and before the new tenant takes occupancy (regardless of whether the new tenant has a child at the time of initial occupancy). This is referred to as “turnover.”

Owners must:

- Remediate all lead-based paint hazards and any such underlying defects, when such underlying defects exist. At a minimum this would mean wet scrape and paint.
Provide for the removal of lead-based paint on chewable surfaces with evidence of teeth marks or encapsulate the surface with a hard, puncture resistant encapsulant.
- Provide for the removal of all lead-based paint on friction surfaces on all doors and door frames.
- Provide for the removal of all lead-based paint on frictions surfaces on all windows or provide for the installation of replacement window channels or sliders on the friction surfaces.
- Make all bare floors, window sills, and window wells in the dwelling unit smooth and cleanable.

All the work must be done following the safe work practices described below. Owners must then certify compliance with the turnover requirements on the Lease/Commencement of Occupancy Notice for Prevention of Lead-Based Paint Hazards provided to the new tenant with the lease (and at lease renewal) and provide documentation to the new tenant upon request along with a copy of the Lead Paint Hazards in the Home pamphlet. HPD has created sample forms for an owner to document the turnover inspection was completed see the Sample Forms for Turnover Vacancy Compliance.

Maybe they should rent out the tens of thousands of warehoused Rent Stabilized apartments they are currently holding hostage rather than continue with the farce of "We lose money if we rent them. "

No sympathy given for this failing cartel-like strong arm tactic. No one to blame but themselves. Hoist on their own petard.

A co-op in Chelsea for $2,500 seems like a castle in the air, especially when you compare the architect’s dreamy watercolor illustration of 201-207 7th Avenue to what’s there now.

But in 2024, life will imitate art. The property in Chelsea, which has been neglected for over four decades, was unveiled last week as the site for a most unusual affordable homeownership project.

The four distressed buildings along Seventh Avenue, which include 14 rental apartments, are to be razed and replaced by one nine-story building — designed by Amie Gross Architects — with 26 co-op apartments and ground floor retail.

Five tenants have been temporarily relocated and are attending co-op homeownership training. After the project is completed, they will purchase their new units for $2,500 (or $250 if their income is low) — an incredible bargain in one of the most expensive neighborhoods in the city. The remaining 21 co-op units will be made available through the housing lottery to households earning 130 percent of the area median income.

“Our family is excited to come home as homeowners in our own community,” Keyla Espinal, one of the five original tenants of the Chelsea buildings, said in an Adams administration press release. “It’s a victory not only for the residents of the buildings, but also the whole neighborhood, which will see this corner of Chelsea transformed into something we can all take pride in for many years to come.”

I don't know if this would bother me as much if Related hadn't indefinitely postponed the Phase II version with all the public goods which were promised (like a school and park and affordable residential) in return for billions $ in public subsidies, but they can get it up for a casino and luxury resort.

Related Companies is proposing a casino in the western portion of Hudson Yards in the project’s second phase of development.
