Monday Market Minute with Deanna Kory 🏙️

One of the biggest misconceptions about buying property in NYC is that you only need a small down payment.

In reality, co-ops often have strict financial requirements. Many buildings require at least 25% down, some require 30–35%, and certain luxury co-ops only allow all-cash purchases. Although co-ops are shares in a corporation, they are still treated like real property, meaning buyers can usually finance and receive tax deductions.

Condos and townhouses are generally more flexible. Most buyers put around 20% down, but financing terms depend on both the bank and the seller. While higher financing is possible in some cases, it is much less common in New York City.

Understanding the differences between co-ops, condos, and townhouses is an important first step before entering the NYC market.
