You’ve found a home in the perfect location, but it needs some work. Think you’re up for the challenge? You may be! But before you go knocking down walls and picking out backsplashes, here are a few things to consider:⁣

Fixer-uppers take time and money…and more time and money. If the work and time needed sounds overwhelming, narrow your search to new construction and recent renovations.⁣

Most buyers renovate at least a little. Unless you’re moving into a custom home, there’s a good chance you’ll be making at least minor renovations when you move in. Don’t shy away from nominal improvements if the price is right.⁣

Move-in ready costs more — almost $33,000 more on average. The difference is largely due to the newer home systems and materials found in a move-in ready; things you’ll probably want to upgrade if you purchase a fixer-upper.⁣

Consider financing renovations. Financing a fixer-upper may take a little finagling. Make sure you figure out how you’re going to fund your projects before you get your heart set on a diamond in the rough. ⁣

This first , I'm taking aim at a couple pesky mortgage myths. Let’s debunk them, once and for all! ⁣

Myth: IF you find a house you like, THEN you can worry about a mortgage.⁣
Truth: In this market, you’ve got to have your financing locked up if you want a chance at nabbing the home you love. Offers are flying around so fast you simply don’t have time to make an offer without a pre-approval.⁣

Myth: You need piles of cash lying around to buy a house.⁣
Truth: The average buyer put down just 12% in 2021. For first-time buyers, the average was closer to 7%. So while you do need to be financially sound and have a steady job, the 20% down payment myth is just that…a myth.⁣

Give walls a fresh soft, neutral coat of paint.⁣
Landscape with some low-maintenance (but green!) plants.⁣
Power wash your driveway, sidewalks, and home exterior.⁣
Declutter and consider staging.⁣

Time on your side? Chip away at these little by little:⁣
Remove a wall (or two!) to create open living spaces.⁣
Replace carpeted floors with wood or LVP flooring.⁣
Finish your unfinished basement.⁣
Replace your old windows and front door.⁣
Install new kitchen countertops and appliances.⁣
