3F Living Form Follows Functional Living
Architecture, Interior Design & Project Coordination

Architecture

Our architecture teams’ mission is finding the right balance between our client’s needs and what is achievable while considering the existing conditions, building’s requirements, and local DOB regulations. With focused planning we meticulously craft the floor plans, and with the aid of advanced architectural software, we construct 3D models of the projects, which we use to help our c

lients visualize the design from the early planning stages all the way through construction. Interior Design

While the architecture of the space takes shape, our Interior Design team is hard at work selecting complementary finish materials, and assisting our clients in selecting the right equipment, appliances, and fixtures for their project. Once construction is on the way, we guide the contractors through the execution of our design to ensure that the final product is true to our vision. As the final act, the finished interiors are adorned with carefully curated paint colors, wallpaper, furnishing and art which complete the design and let the clients personal taste fill the space. Project Coordination

To navigate the complexities of the construction process, our project coordinators are there to keep everyone informed and on the right track. Our coordinators are in constant communication with all parties involved, assist in coordinating deliveries, create milestone schedules, and conduct weekly site inspections. Our hands-on approach to project oversight allows us to perform real time quality assurance to make sure that any potential problems are dealt with quickly and effectively before they can get in the way of successful project completion.

Small kitchen. Luxury mindset. ✨

Compact spaces don’t mean compromising on the details. Integrated LED lighting, metal frame cabinetry with ribbed glass, black glass appliances, and soft grey millwork all come together to create a kitchen that feels more like the penthouse suite in a boutique hotel than a NYC apartment.

Proof that thoughtful design can make even the smallest footprint feel elevated. 🖤

Brooklyn Townhouse VIBES ✨

Rich oxbloods, earthy olives, warm browns, creamy neutrals — this palette is all about creating a home that feels layered, cozy, and a little dramatic in the best way.

We’re mixing sculptural shapes, curved silhouettes, graphic patterns, moody lighting, and tons of texture to give the spaces depth and personality. Think velvet, wood grain, aged metals, stone, and those little unexpected details that make a room feel collected over time.

A mood board that already feels warm, inviting, and full of character before construction even begins. 🤎

UNFILTERED. Designer Confessions. 🎥

What you don’t see behind the pretty finishes? The constant double checking. 👀

Before walls get closed, rough-in locations NEED to be verified. Plumbing that’s off by even an inch can throw off vanities, fixtures, tile layouts, medicine cabinets 😳 and the entire design intent.

In NYC renovations, curveballs happen daily — and catching them early is what keeps a project moving. 🛠️

Designing a space is one thing — being able to truly see it before construction begins is another. ✨

We use photorealistic digital renderings throughout our process to study how materials, lighting, textures, and custom details come together long before installation day. It’s one of the most powerful tools for refining the design and making intentional decisions along the way.

Watch this entryway transform from builder grade basics into a layered, custom space full of warmth, character, and detail. 🖤

These Robern medicine cabinets may look sleek and minimal, but it’s the custom details that make them feel fully integrated into this primary bathroom design. ✨

Watch our Behind the Design video to see how we tailored them specifically for this space!

Two flooring directions, one bathroom.

In one version, the large-format wall tile extends seamlessly across the floor for a quiet, monolithic feel. In the other, we reintroduce the accent tile—pulling it from the shower niche and vanity wall to create a more layered, graphic moment underfoot.

Which direction do you prefer?

Plants don’t always have to live in traditional pots to bring life into a space. In family-friendly living rooms especially, we love looking for creative, lower-maintenance ways to introduce greenery without adding clutter or delicate decor pieces.

A small betta setup with bamboo and aquatic plants is one of our favorite unexpected styling details—it adds movement, softness, and a living element that instantly makes a room feel more layered and dynamic. It also becomes a subtle focal point that draws people in and adds personality to the space.

Sometimes the most memorable design moments are the ones you don’t see coming.🌱

Designed to feel immersive, calming, and completely uninterrupted.

Large-format Alta Grey porcelain tiles wrap every surface of this primary bathroom—from the walls to the shower to the flooring—creating a seamless, womb-like environment inspired by modern spa design. Mitred edges and minimal grout lines allow the materiality to remain the focal point, while black-stained oak millwork and matte black fixtures introduce contrast and grounding throughout the space.

To soften the concrete-inspired palette, we incorporated a natural teak vanity countertop, adding warmth and an organic balance to the otherwise monochromatic design. The result is a bathroom that feels both minimal and deeply inviting.

Grey has the power to transform a room into an experience—quiet, enveloping, and effortlessly sophisticated.

Last Thursday we attended the Homage to the Square event at Nemo Tile + Stone to explore their newest tile collection and connect with others in the design community. From bold colors to layered patterns and motifs, the evening was full of inspiration.
