What I wish I knew before buying my first NYC condo.
When I bought my first place in NYC, no one told me the seller pays the commission.
I assumed I'd be writing a check to my agent at closing.
Turns out — the seller covers both sides.
And what really got me? That commission is negotiable.
I could have asked my agent to rebate a chunk of it back to me. But I didn't know.
Now I'm on the other side of the table.
Every buyer I work with gets the full breakdown upfront:
• Seller pays my commission
• I credit 75% back at closing
• No fees, no minimums, no gimmicks
On a $1M condo, that's ~$22,500 back in your pocket.
Just sharing because I wish someone had told me. We do not have any minimum sales requirments.
