Starting July 28, 2026, an important new law is changing the co-op buying process in New York City.

Most NYC co-op boards are now required to acknowledge receipt of a completed purchase application within **15 days** and issue a decision within **45 days**, helping create a more transparent and predictable approval process.

In addition, boards must clearly provide their application requirements, notify buyers if any documents are missing, and keep applicants informed throughout the review process. While certain HDFC co-ops, government-regulated co-ops, and buildings with fewer than 10 units are exempt, this update will impact many co-op transactions across the city.

For buyers, this means greater clarity and fewer unanswered questions. For sellers, it may help reduce unnecessary delays and provide a more consistent timeline toward closing.
