ECG is looking for equity/debt investors for a hotel investment opportunity.

We are currently helping a client - a fund to raise a final piece of capital for the development of a portfolio of hotels in Penn Plaza area (btw 25 and 42nd St west of Fifth Avenu). They are currently developing a boutique hotel on 29th St btw Six and Seventh Avenue. They are looking between 25-80 MM to finalize the 500 MM raise and already have capital commitment from institutional investors for $420 MM.

Here is the blurb:

$420M of a half billion dollar raise is already lined up for a portfolio of six Midtown Manhattan hotel development projects that were sourced from off market / unlisted / first look / distressed opportunities. Now raising the remaining $25M to $50M piece in order to close the entire deal, which would be used to lock up the hotel sites to avoid losing any of these projects before that $420M arrives. Recently, Manhattan hotels are in high demand by investors, and this portfolio represents half a dozen of the best possible deals available. All are identical projects, e.g. located around Penn Station, teardown of 1 or 2 existing buildings, ground up new construction of luxury boutique or midscale hotels, either 50,000 sq ft buildable for 100-125 rooms or 100,000 buildable for 250-300 rooms, net operating income (NOI) of $3M for the medium size hotels and $10M for the large hotels, target levered IRRs of 100%+ and cash-on-cash returns of 20%+, etc.. Two of the acquisitions would even include completed hotel architect plans from the sellers, so most of the risk is gone and development could begin immediately.
