So how does a seller choose when they have, say, 10 offers in a multiple bid situation?

You might be surprised to learn that they don’t always go with the highest offer. Instead, they often choose the buyer who is the strongest overall candidate and most likely will make it easily to the closing table.

So as a seller, it can sometimes be worth accepting a slightly lower offer if it means a smoother, more reliable path to closing.
