Everyone thinks making money in Manhattan real estate is about finding the perfect apartment, the lowest price per square foot, or buying below replacement cost.

In reality, profit is often more dependent on when you buy than what you pay.

Over the last decade, many buyers who purchased between 2015 and 2018 are roughly flat or only modestly profitable today. Meanwhile, buyers who entered the market during downturns have generally seen much stronger appreciation.
