Does the Fridge Stay? What Comes With the House, and What Doesn’t
When you buy or sell a home, it’s easy to assume everyone agrees on what stays behind. The refrigerator looks like part of the kitchen. The TV is mounted to the wall. The patio furniture fits the space perfectly.
But assumptions can create last-minute confusion. The best way to avoid surprises is to understand the difference between fixtures and personal property, and make sure important details are clearly written into the contract.

A fixture is generally something permanently attached to the property. Because it is considered part of the home, it typically stays unless the purchase agreement says otherwise.
Common examples include:
Built-in cabinets and shelving
Attached light fixtures and ceiling fans
Plumbing fixtures
Built-in appliances
Blinds, shutters, and curtain rods
Permanently installed landscaping
A useful rule of thumb: If removing an item requires tools or could leave damage behind, it may be considered a fixture.
Local rules and customs can vary, so the contract should always provide the final answer.
Personal Property Usually Goes With the Seller
Personal property includes items that can generally be removed without changing or damaging the home.
Examples may include:
Freestanding furniture
Artwork and décor
Area rugs and lamps
Small kitchen appliances
Patio furniture
Potted plants
Most electronics
Even when something looks perfect in the home, that does not automatically mean it is included in the sale.
Appliances Can Be a Gray Area
Built-in appliances, such as wall ovens and dishwashers, are usually treated as part of the property. Freestanding appliances, including refrigerators, washers, and dryers, may or may not stay.
If an appliance is included, the purchase agreement should identify it clearly. Buyers should never assume it comes with the home simply because it was present during a showing.
What About TVs, Mirrors, and Outdoor Items?
Some items fall into a gray area because part may be attached while another part is removable.
A seller may take a mounted television but leave the wall bracket. A decorative mirror may look built-in but actually hang like artwork. Sheds, playsets, hot tubs, grills, security cameras, and other outdoor features may also need clarification.
The safest approach is simple: Ask questions and put the answer in writing.
Sellers: Decide What You’re Taking Before Listing
Before your home goes on the market, walk through each room and identify anything you want to keep.
If a chandelier, custom mirror, smart device, or outdoor feature has sentimental or financial value, discuss it with your real estate agent before showings begin. In some cases, replacing the item before listing can prevent confusion.
Clearly identifying exclusions from the start helps buyers understand exactly what is being offered.
Buyers: Include Important Items in the Offer
If there is something you want included, make sure it is specifically addressed in the purchase agreement.
Do not assume the refrigerator stays because it appeared in the listing photos or that patio furniture is included because it was used during showings.
The more clearly an item is described, the less room there is for misunderstanding later.
A clear purchase agreement helps protect both buyers and sellers by identifying included items, excluded items, and any special arrangements from the beginning.

What’s That Sound? Common Household Noises, and What They Might Mean

Every home makes noise. Floors creak, pipes knock, appliances hum, and HVAC systems click on and off.
Most sounds are harmless, especially as a home expands and contracts with temperature changes. But some can be early signs that something needs attention. Knowing the difference may help prevent a small issue from becoming a costly repair.

A loud bang after turning off a faucet or appliance may be caused by a sudden change in water pressure, sometimes called “water hammer.”
Occasional noise may not be serious, but frequent or forceful banging is worth checking. Loose pipes, worn valves, or high water pressure may be the cause.
Squeaky Floors and Stairs
Some creaking is common, especially in older homes. Wood naturally expands and contracts, and floorboards may rub together over time.
New or worsening squeaks, especially when paired with soft, uneven, or sloped floors, may deserve a closer look.
Clicking, Popping, or Ticking
Heating and cooling systems often make light clicking or popping sounds as metal ductwork expands and contracts. These noises are usually normal.
Repeated clicking from an appliance or HVAC unit that will not start properly may point to a worn part or electrical issue.
Humming or Buzzing
Many appliances produce a quiet, steady hum during normal operation. A louder buzz can be more concerning.
Buzzing from outlets, switches, electrical panels, or fixtures should not be ignored. Turn off the affected device if it is safe to do so and contact an electrician, especially if you also notice flickering lights, warmth, or a burning smell.
Dripping or Running Water
A dripping faucet is usually easy to find. Water sounds behind a wall, under a floor, or when no fixtures are running may signal a hidden leak.
Check toilets, sinks, appliances, and visible plumbing. Addressing a leak early can help prevent moisture damage.
Scratching in Walls or the Attic
Scratching or scurrying noises, especially at night, may suggest rodents, birds, or other pests have found a way inside.
Look for damaged vents, small exterior openings, droppings, or disturbed insulation. Make sure any animals are safely removed before sealing entry points.
Your home does not need to be completely quiet to be healthy. Many everyday creaks, clicks, and hums are simply part of how a home functions.
Pay attention when a sound is new, persistent, unusually loud, or paired with other warning signs. Catching it early may help prevent a larger repair.
