Should you work with a buyer’s agent?
There is so much information on the internet, and with sites like StreetEasy, it’s so easy to see what’s on the market and tour homes. It might seem like you don’t need an agent and could probably save money by dealing directly with the seller’s agent, but not using a Buyer’s Agent could be a very costly mistake. Just had a listing agent thank me for my clear, detailed offer.
Q-WHY DOES THE PRESENTATION OF THE OFFER MATTER???

A- When buying a co-op, the board gets the final say in the transaction and are much more strict and nosey than banks or sellers. The highest offer won't win if you can't prove you can make it past board approval.
IT IS VITAL to have a clear, detailed offer that spells out who you are and gives a very clear financial picture including debt to income ratio and post close liquidity. Highest offer isn't necessarily the best offer in nyc.
