· 228 contracts signed last week
· 21 deals over $5 million were reported
· Resale condo activity was up 50% versus the prior week and reached a 19-week high.
· UES activity reached a 3-month high with resale co-ops comprising more than two-thirds of all deals.

Manhattan condo and co-op contracts signed from September 3 to 9, 2022.

Below are some key highlights from last week:
-163 contracts were reported signed last week, down 11% versus the previous week and 16% year-over-year.
-Overall sales declined annually for the twenty-second week in a row with new development and resale condo down double-digits annually. The overall weekly decline was due to the Labor Day holiday weekend.
-However, resale co-op sales rose weekly and year-over-year.
-Last week the total number of $5M+ contracts tied the 2022 weekly low seen back in mid-August.
-Studio contracts rose by double-digits weekly and annually thanks to activity under $1M with most sales located above 34th Street.
-Midtown was the only submarket to see sales increase versus the previous week and last year as the majority of deals were under $2M.

While everyone’s on vacation in Italy, here’s what’s happening in the New York City real estate market

Key highlights from last week:
· 250 contracts reported signed last week, up 24% versus the previous week but down 18% year-over-year
· The number of weekly contracts signed have now declined on a yearly basis for 12 consecutive weeks
· However, the 250 contracts were still 17% above the 10-year average for the week leading up to the 4th of July
· The $10M to $20M price category was the only one with an annual increase, totaling four sales, a 7-week high.zeidman 917.912.8006
