We’re excited to have recently pre-leased our ~1.2M SF spec project in the Southwest Valley submarket of Phoenix to a full building user. We broke ground on the project in February after closely monitoring market fundamentals over the last several months and observing the supply of 1M SF+ buildings steadily decrease. The lease is expected to commence in December 2026. With the ex*****on of this lease, LXP has achieved record leasing volume at this stage of the year, executing 4.4 million square feet of new and extended leases. We’re pleased to report that over 9M SF of our overall portfolio is now ENERGY STAR™ certified, our highest figure to date. In order for a property to become ENERGY STAR™ certified, the facility must be more energy efficient than 75% of comparable buildings. Our Corporate Responsibility Program continues to reinforce our focus on operational excellence, resilient assets and delivery of measurable value across our real estate portfolio.

Our CEO, Will Eglin, recently sat down with Nareit to discuss our industrial portfolio and 12-market strategy in the Sunbelt and lower Midwest. We target markets that are characterized by strong logistics infrastructure, good demographics and in states that are very business friendly. LXP came together this season to support our local communities. Our West Palm Beach office volunteered with Speak Up For Kids Palm Beach, supporting their holiday toy drive and gift wrap party for foster children during the holiday season. Our New York office volunteered with Trinity’s Services and Food for the Homeless, assisting with meal prep, food service, and pantry distribution for families in need.
