I've been paying attention.
Every home that sold in under 7 days last month had the same things going for it. It wasn't luck. It wasn't just the market. It was decisions — made before the listing ever went live.

The price was right on day one. Not optimistic. Not "let's see what happens." Right.
The photos stopped the scroll. Natural light, clean lines, a lead shot that made you want to see the rest.

It was ready. No "sellers will consider credits." No deferred maintenance hanging over the negotiation. Buyers walked in and felt like they could move tomorrow.

And it was marketed like it mattered. Because it did.

Genuine question: can your algorithm tell you which street floods after heavy rain? Which neighborhood is actually up and coming versus which one has been "up and coming" for twelve years?

Can it tell when a seller is bluffing?

AI is genuinely impressive. I use it. I'm not scared of it.

But there's a version of this job that's about data — and then there's the version that's about knowing that the house you almost didn't tour was the one you ended up crying happy tears in on closing day.

Here's what I told them.

Most agents will tell you whatever it takes to get the listing signed.

I've walked away from listings because the price wasn't right. I've had the uncomfortable conversation about the photos. I've told sellers an offer wasn't good enough even when taking it would have been easier for everyone.

That's not me being difficult. That's me being on your side.
