Most agents will tell you whatever it takes to get the listing signed.

I've walked away from listings because the price wasn't right. I've had the uncomfortable conversation about the photos. I've told sellers an offer wasn't good enough even when taking it would have been easier for everyone.

That's not me being difficult. That's me being on your side.

My thoughts. Literally 24/7.

People ask me if I love my job. It's not even really a job at this point. It's just — I can't stop thinking about the people I'm helping. What their mornings will look like. Whether the commute will actually work. If the street will feel like home after the boxes are unpacked.

Usually, no. Fresh paint, better lighting, small repairs, edited rooms, and a few smart cosmetic updates go much further than a last minute overhaul. Put the budget where buyers will actually notice it.
