When multiple offers come in, here’s what experienced sellers look at before making a decision:

1️⃣ Financial strength
How strong is the buyer’s overall financial picture? Assets, income, employment history, and cash reserves all matter — especially in a co-op transaction.

2️⃣ Debt-to-income ratio
Can the buyer comfortably afford the home after closing? A lower debt-to-income ratio often means a smoother approval process and less risk for the seller.

3️⃣ Mortgage pre-approval
No pre-approval? That’s a red flag. Sellers want confidence that financing won’t become an issue later in the process.

4️⃣ Contingencies
