🏙️ What happened in New York City real estate last week?

Manhattan’s luxury market had a strong week, with 30 homes asking $4 million or more entering contract from September 28 through October 4—13 more than the previous week and the highest weekly total since mid-June. ✨

Condos led with 21 contracts, followed by 7 co-ops, 1 condop, and 1 townhouse.
The two highest-priced contracts:
🏆 70 Vestry Street, Unit 9S — asking $34 million
🏆 555 West 22nd Street, Unit 20AB — asking $20 million, reduced from $23 million

This week in Manhattan luxury real estate! 🏙️✨

According to the Olshan Luxury Market Report, 17 contracts were signed at $4 million and above from September 21–27—two fewer than the previous week. The total included 9 condos, 5 co-ops and 3 townhouses.

🏆 Top contracts:

• 48 Jane Street—a renovated West Village townhouse asking $14.999 million
• 32 East 64th Street, —a renovated prewar co-op asking $14.5 million

September is traditionally a quieter month, but serious buyers are still moving forward on the right properties! 🔑

🏙️ The Olshan Report this week recorded 13 contracts signed in Manhattan at $4 million and above—11 fewer than the previous week. The top two contracts were a $6.5 million Tribeca residence and a $6.2 million Upper East Side residence. This slowdown reflected the typical Labor Day lull.

🔑 The takeaway is that Manhattan inventory remains tight, but buyers are selective and negotiating. Mortgage rates edged slightly higher, while record-high rents continue to make purchasing worth considering for long-term renters. Buyers should be prepared to act when the right property appears, while sellers must price realistically to attract serious offers. 🏡
