The city is taking a first step toward reimagining one of New York’s most familiar streetscape fixtures.

While these structures play an important role in protecting pedestrians during façade repairs and construction, they can also impact curb appeal, retail visibility, and first impressions of a building.

The city has now unveiled the first prototypes of redesigned sidewalk sheds, featuring more open layouts, increased natural light, and improved pedestrian circulation. The new concepts are intended to maintain safety requirements while creating a more attractive streetscape experience.

The installations will remain on display for 30 days as the city evaluates six new concepts that could eventually be used at construction and façade repair sites across all five boroughs.

A combined townhouse at 48-50 W. 69th St. on the Upper West Side has entered contract asking $85 million, highlighting continued demand for oversized β€œdouble-wide” homes across Manhattan. πŸ™οΈ

The 41.5-foot-wide property comes just weeks after the combined townhouse at 105-107 Bank St. traded for $70 million, adding to a growing number of large-format townhouse deals across the city.

Market data shows Manhattan townhouse sales have expanded significantly in size over the past year, with average square footage increasing 29.9% annually to 5,487 square feet - signaling buyers at the ultra-luxury level continue prioritizing scale. πŸ“ˆ

If 48-50 W. 69th St. closes near its asking price, it could become one of the priciest townhouse sales in New York City history.
