'Save a Dying Listing and Overcome Real Estate Obstacles'
There are a lot of variables that go into a listing and how fast it sells. There are some last-ditch efforts you should try when your listing has been on the market too long. It's not expired yet, but it is almost lifeless. Sometimes this can be the agent's fault, but so many times we see the listing expire for reasons the agent can"t help.
The area where the home is located could be a reason. Schools and amenities in the area, proximity to highways and access to shopping, etc. are factors that makes the listing stay longer on the market. This requires the agent to think outside the box. AND from the agent's side here is some steps that can help.
- Changing out pictures and Videos when the season changes
- Marketing the home out of state. Relocating buyers might be interested in that specific location for commuting to their new job.
- Using Facebook live or instagram live. Using virtual tour will help prospective buyers feel like a showing,and enables them to see the one special thing they like about that home.
- Define your target audience deeper. If the house is close to the beach, target buyers who are more interested on water activities.
SO if your agent does such kind of creative ways to market your home, that is the the type of things that separates him/her from the average agent.
