When you purchase a co-op, you must qualify twice: That’s because buying a co-op requires two separate approvals.

First, your lender reviews your income, credit, debts and down payment.

Then, the co-op board reviews its own requirements—which may include a stricter debt-to-income ratio, post-closing reserves and extensive financial documentation.

So being pre-approved doesn’t automatically mean you’re co-op approved.

Before you fall in love with an apartment, make sure your finances work for that specific building.
