If I’m being honest, most buyers in NYC get family help, even if nobody likes to talk about it. As I told the New York Times:

In NYC real estate, nothing about a deal is simple. Every listing has its own story, every buyer has their own obstacles, and the difference between a win and a miss usually comes down to how you handle the mess in the middle.

I’ve seen stale listings turn into bidding wars. I’ve seen buyers who thought they had no shot finally get the keys. None of that is luck, it’s about reading the situation differently, finding the openings that others miss, and making the right move at the right time.

Down payment assistance programs seem like a great fix but in NYC, they’re rarely that simple. As I told the New York Times:
“When I get a call, buyers are already convinced that this is their solution to not having the down payment saved. But this program is almost too good to be true.”
Sellers (and especially co-op boards) usually want to see full liquid funds upfront, which makes these programs tough or impossible to use. The slow payout timing scares many sellers away.

Watching how the NYC Ferry is changing the real estate scene on the waterfront has been eye-opening.

I shared my thoughts in 6sqft’s recent article about why so many buyers are drawn to neighborhoods like Greenpoint.

Truth is, the views and amenities in these new buildings are hard to beat. Many of my clients would rather have the waterfront lifestyle and that daily view, even if it means a longer walk to the subway.

Waterfront neighborhoods aren’t playing catch-up anymore...they’re at the center of demand.

About once a year we get to work with relocation clients with a very specific search criteria — maximize space, location and amenities for $13,800.

135 W 52nd 8F is a 2,121 square foot 3 bed in a full service building and was last asking $3,850,000 for sale and $15,000 for rent.

After looking all over Manhattan (with a little help from two friends) this was the top choice and a quick board approval!

Midtown continues to be the best value for buying and renting right now.
