For the first time since May 2023, the NYC market saw 40 contracts signed at $4m and above last week (March 11-17th)! The contracts were comprised of 30 condos, 7 co-ops, and 3 townhouses.

The UWS/Lincoln Square had the most contracts signed at 12, and Chelsea/Hudson Yards followed with 7. was the most active new development with 4 contracts signed.

The No. 1 contract was 41NS at 50 West 66th Street, asking $46,750,000.

The No. 2 contract was 60 Bank Street, a townhouse asking $11,500,000, reduced from $13,750,000 when it was listed in April 2022.

By the end of February, inventory increased by 5%, signed contracts increased by 18%, and mortgage rates have somewhat leveled. Demand varied across product types and price ranges and the average price per square foot increased by only 2%, at $1,858, a nominal increase from 2023.
