NYC's proposed pied-à-terre tax is back for the sixth time since 2014, targeting second homes over $5 million. The same administrative problems that killed it before remain unsolved. Co-op boards would still need to collect and remit taxes from qualifying shareholders, creating an unrealistic burden on volunteer-run building communities.

Governor Hochul says it'll generate $500 million annually, which is roughly one-tenth of a budget gap that currently stands at $5.4 billion for fiscal year 2027, and is projected to reach $10 billion or more in subsequent years. Ten precent is not a solution.

32BJ SEIU workers authorized a strike that could begin Monday at midnight. Nearly 34,000 doormen, porters, supers, and handypersons voted to walk off the job if no contract deal is reached by April 20. This would be the first building workers strike in 35 years.

If it happens, expect immediate disruptions. Building gyms and pools may close, moves will halt, and residents might find themselves sorting packages, mopping hallways, and handling trash. Buildings will require key fob access or IDs at all entry points and arranging temporary staffing, though costs will climb fast.

The union wants better health care terms and pension improvements while the Realty Advisory Board pushes for lower wages for new hires. Negotiations continue, but co-op and condo boards should have contingency plans ready.
