Interest rates have gone up by more than 150 basis points since the start of this year. I was thinking through the math of how that affected the cost of ownership for a NYC residential real estate purchase. So wanted to share on here. Feel free to forward it to anyone that may find it useful :)

Quick Market Update!
📍 Long Island City, NY

In the last 30 days we saw 34 new condo listings come on the market and 47 contracts signed. Going back 60 and 90 days - we saw the same trend where we continued to absorb inventory at a faster rate than oncoming supply.

As spring gets closer we’ll see supply ramp up. However, with interest rates ticking up and buyers looking to make moves - we most likely will continue to see strong buyer demand as well.

Also just crunched the numbers for Q4, 2021 condo sales for new development and resale condos in LIC.
