Still dreaming of the desert!

to ICSC Las Vegas and a week that underscored the strength of today’s retail environment. With 25,000 attendees and 4,000 retailers, the takeaway was clear. Retailers are leaning in, prioritizing high-quality space and planning for long-term growth.

Our team hosted nearly 700 meetings, connecting with many of the industry’s most active and expanding brands. Across categories, demand continues to build, with growth driven by grocery, off-price, restaurants, fitness, and service-oriented uses.

The conversations and momentum coming out of the week continue to reinforce the long-term opportunity ahead and the role high-quality, well-located retail plays in that future.

We are continuing to grow our footprint in high-performing markets where we have an existing presence.

Our two newest additions, Stanford Station in Panama City, FL and Jones Crossing in College Station, TX, further strengthen our portfolio by clustering around existing assets, pairing dominant anchors with strong traffic and daily needs tenancy.

📍 Jones Crossing | College Station, TX

Jones Crossing is a strong addition to our College Station footprint, where we now own three centers near Texas A&M University, one of the largest universities in the country. This ~160,000 SF center is anchored by a market-dominant H-E-B and is located just minutes from campus, drawing approximately 6.1 million annual visits and ranking in the top 1% of neighborhood centers in Texas.

The acquisition also presents a clear opportunity for additional value creation, with more than 15 acres of land for future outparcel pad sites that we plan to develop. Alongside our two nearby centers, Jones Crossing is a welcome addition to our TX portfolio.

📍 Stanford Station | Panama City, FL

Stanford Station is a ~98,000 SF Academy Sports + Outdoors-anchored center located along West 23rd Street, a primary retail corridor in Panama City. The property ranks in the top 3% of like-sized centers in Florida for foot traffic and is adjacent to two Brixmor-owned centers, anchored by Publix and Walmart, respectively, further enhancing our cluster in the market.

Located within a growing market in the Florida Panhandle, the center presents a clear opportunity to drive value through mark-to-market leasing alongside nearby assets already positioned for near-term growth. This acquisition also marks our 49th center in Florida, Brixmor’s largest state by ABR.

Bob’s joins a lineup of national anchors, contributing to a center that attracts nearly 3M annual visits and benefits from exceptional visibility along University City’s most heavily trafficked corridor.

Continuing our growth strategy in core markets where we have a large presence, we’ve expanded our portfolio with the acquisitions of Mayfair Shopping Center in Long Island, NY, and Vintage Marketplace in Houston, TX - two grocery-anchored neighborhood centers serving affluent, high-income trade areas.

Vintage Marketplace, a ~72K SF Whole Foods Market-anchored center in northwest Houston, serves a dense and growing suburban trade area with a curated mix of leading food and service tenants. The acquisition expands our Houston footprint to 27 centers totaling more than 3.9M SF.

Mayfair Shopping Center, a ~220K SF center located along Jericho Turnpike on Long Island, is a dominant daily-needs destination anchored by Lidl US, Planet Fitness, and PGA TOUR Superstore and complemented by a strong mix of national tenants including SEPHORA, J.Crew Factory, and more. The property generates approximately 2.4M annual visits and further strengthens our presence on Long Island, bringing our portfolio to 14 centers totaling more than 1.6M SF.

Mayfair is also a milestone transaction for Brixmor, as it marks the first time the Company has used partnership units as currency for a portion of the acquisition price.

These acquisitions reinforce our disciplined approach to investing in well-located, necessity-based retail assets in high-growth markets where we have a large presence.
