I read this book a LONG time ago, and so much of it resonated with me, and helped shape the person I am today. I give other people the benefit of the doubt, some would say, to a fault. I forgive easily, I don’t wait for others to apologize or reach out and I don’t think “the grass is always greener” because “Wherever you go, there you are”.

I have flaws, and I am often misunderstood! When I am confronted about doing the wrong thing, I am so greatful for the opportunity to profusely apologize and state my real intentions.

If you haven’t read the book, “Don’t Sweat the Small Stuff” Richard Carlson, you should!

Yesterday, published this article and I wanted to put my professional spin on the topic having been working with UES families for the past decade +.

Buyers in NYC are running away from buying large co-ops mainly because of these 3 reasons:

1- The cost to renovate has tripled in recent years (this usually cannot be financed)
2- Renovations take approximately 18 months to 2 years
3- Buyers don’t want to deal with the annoyance of passing a co-op board, having their finances examined, restrictions on financing and subleasing
So, they are buying move-in ready condos, in less desirable locations! Less fuss.

*the cost to renovate is variable and the figures in the examples pictured, are from the LOWER end of what I have been seeing contractors quote in 2025!
