📊 Market Snapshot
• Median sale price (Manhattan): ~$1.1M–$1.2M (relatively stable YoY)
• Median rent (NYC overall): ~$3,400–$3,800/month (still near record highs)
• Inventory: Up ~10–15% YoY → more options for buyers
• Days on market: ~60–80 days (longer than peak frenzy years)

📈 Key Trends
• Buyers have more leverage now
Higher inventory + longer listing times = more negotiation power, especially on resale condos.
• Luxury market remains strong
$5M+ deals continue to perform well, driven by cash buyers and international demand.
• Interest rates shaping behavior
Rates hovering around ~6–7% are keeping some buyers cautious, but serious buyers are still active.
• Rental market still tight
Demand remains high due to affordability constraints on buying → rents staying elevated.
• Brooklyn & Queens gaining momentum
Buyers seeking value are increasingly active outside Manhattan, especially in areas like Williamsburg, Long Island City, and Astoria.

🧠 What This Means (Simple Takeaway)
• Buyers: More choices + negotiating room
• Sellers: Pricing strategy is critical—well-priced homes are still moving
• Investors: Strong rental yields remain attractive in key neighborhoods

What a privilege it is to be selling real estate in this breathtaking city that literally never sleeps. I won’t go as far as to say, as the expression goes, “Find a job you love and you won’t work a day in your life”, but I’m grateful to have set foot on a career path that continually drives me to welcome the sunrise and strive for greater heights each day. Thanks to all my friends, families, clients, colleagues for making this all into an experience I absolutely enjoy! It’s the people I meet, that I would otherwise not have known, and the life stories they share with me that fascinate me. My days bring about a combination of new things, new people, new properties, new roads to discover; there is never such a thing as a boring day! Being a lifelong learner, acquiring something new each day excites me like as a candy store thrills a kid! Moving is high on the list of stressful things to do, so when I’m able to ease stress and burden for my clients and help them get to their destination, it’s an exhilarating feel. Overall, it’s the vibrant nature of NYC that makes it all so captivating!

You appreciate Manhattan differently when you see it from a distance.
-
Once you’re on Roosevelt Island, the perspective shifts. The skyline opens up, the 59th Street Bridge (Ed Koch Queensboro Bridge) frames the view, and you really get to take Manhattan in as a whole. It’s one of those places where stepping back actually helps you appreciate the city more.
-
The island itself offers something rare—waterfront paths, parks, and greenery throughout. Getting here is surprisingly easy: you can take the Roosevelt Island Tram from Manhattan, drive over the bridge from Queens, or hop on the F train, which connects you to multiple boroughs in minutes.
-
I’ve rented and sold apartments here before, and my clients genuinely love living on Roosevelt Island. I was back again showing apartments to new clients, and they were just as impressed by the neighborhood and the amenity-rich buildings found across the island.
-
If you’re curious to explore Roosevelt Island or if you’re looking to sell, buy or rent anywhere in New York or the US or even internationally, feel free to reach out to me. Always happy to help and share insights.

Most people think NYC is all concrete—until they see blocks like this.
-
Walking a tree-lined street on the Upper West Side with buyers relocating from out of town and visiting NYC for the very first time. Greenery was high on their list, and they were genuinely surprised to find brownstone-lined blocks like this—quiet, charming, and still very much New York.
-
Just a short walk to Central Park, where their dogs can run and their kids can play, and close to everything they need as they make the move here for work. Moments like this are a reminder that NYC offers so many different lifestyles—you just need to know where to look.
-
If you’re relocating, visiting for the first time, or simply exploring rentals or purchases or thinking of selling, feel free to reach out to me, always happy to help, answer questions, and provide guidance.
