There are some really bad landlords in NYC. You can read about them all the time. And the politicians will get on their soapbox and rant about how they are going to protect you from them.

They really try to make you think that all landlords are bad landlords (there are a lot more votes available from tenants, hence the demonization of landlords).

Truthfully, there are just as many, if not more, many more, excellent landlords. And tens of thousands of "not great", or "mediocre", or "good", or "pretty good", or any other adjective you can think of that's not "bad", or "terrible" or "slumlord".

But they ALL get painted with the same brush as the bad slumlord. And it's wrong.

The landlords didn't cause the housing crisis that exists in NYC today, the politicians did. They made the policies that started this, and they continue to make new policy like last year's FARE Act, and this year's Rent Freeze, that don't solve the affordability problem. These policies actually make it worse.

I'm hoping this will help the smaller landlords. Even the Mom and po landlords, those owning 2 and 3 family homes. They all need to understand what rules are being put in place, and what they can do to insulate themselves from violating any of these new edicts.

Ed Koch once said after losing the mayoral race to David Dinkins “ the people have spoken, and now they must be punished”.
