The Spring market so far?

It’s a “scarcity and quality” market.

Properties that are harder to source, clearly and explainably priced, done for a ‘26 buyer’s lifestyle and/or aesthetic eye, and in “put down roots” locations are super busy.

Taking a quick moment today to reflect on capital assessments in NYC condos and co-ops.

More than half of resale listings these days make mention of one or more assessments, so these are always being discussed at showers, during offer negotiations, and through due diligence.

With an aging housing stock, these are inevitable in nearly every building. Whether an assessment is a red flag is case by case and depends on the bigger picture.

Buildings that have a medium to long term plan to address aging infrastructure to improve curb appeal and satisfy local laws, while budgeting conservatively and spreading financial obligations over time in a wise manner, will come out ahead over the next decade.

As Spring selling season nears here in New York City, and we have begun the detailed process of preparing new properties for the market, we are bringing you behind the scenes on our listing process, and what goes into a successful launch.

First and foremost, nailing photography and videography is an absolute must. The focus is on fully original and curated content that puts the right emphasize on the aspirational, unique and emotional elements of the property — the can’t miss, the vignettes and special moments that set a property apart in the marketplace.

Our relationships with top photographers, producers, drone pilots and rendering services are put to thorough use in the prep process, and we typically produce a several hundred MB of listing content in order to assemble just the right mix of photos, video, and more.

As an example, we captured multiple angles of drone footage to deploy in various media and listing destinations to emphasize the one of a kind terrace featured in our sold listing at 167 Clinton Street, #3.

This property went viral and sold for $400,000 over ask, in part due to our deliberate and comprehensive content shoots shot over multiple days in and around the home.

Open permits are the NYC deal hang-up du jour!

Since all participants in a deal will care about an open permit, even if the seller didn’t open it themselves, it is worthwhile to be proactive and either secure permit close-outs with DOB before closing, or agree to reasonable and sufficient escrows to handle the problem post-close.

Both buyers and sellers want to stay on schedule and enjoy their next home, and being transparent, diligent and collaborative on this topic — working with attorneys and expeditors to solve problems — will keep our market happy and liquid.
